New home prices in Canada decreased by 0.1% over a month in December 2024, following a 0.1% increase in November and missing market expectations of a 0.2% increase. Prices declined in 7 of the 27 census metropolitan areas (CMAs) surveyed, while remaining unchanged in 13 CMAs and rising in the other 7. The largest monthly declines were observed in Greater Sudbury (-0.7%), Calgary (-0.4%), and Toronto (-0.4%), with builders attributing these decreases to lower negotiated prices and increased incentives. In contrast, the combined region of Saint John, Fredericton, and Moncton recorded the largest increase (+0.6%). Compared to a year ago, new home prices edged up by 0.1% in December, with Calgary (+3.9%) and Québec (+3.8%) posting the largest annual gains, while the most significant annual declines were in Kitchener–Cambridge–Waterloo (-1.4%) and Ottawa (-1.4%), amid an increase in completed but unsold single-family homes.
